At , we operate condominiums owned in Cebu Island, Philippines as private lodgings on behalf of our customers. We provide full coverage, from consultation to preparation, private lodging site registration, and operation management.

Support is available in Japanese, English, and Tagalog. In addition, meetings can be held not only in Cebu but also in Japan. We also carry out interior construction work.
Consultation is free of charge. Other fees are listed below.
Initial cost: 30,000 yen
*Site registration, house rules, access guides, etc. will all be created in both English and Japanese.
Agency fee: 20% of the accommodation fee.
Cleaning fee (not included): 1,200 yen (or 600 pesos)
*Airbnb does not include a cleaning fee in the cost of the stay, but charges the guest separately, so there is no charge for the owner.
Example: If you set the accommodation fee per night as 4,000 yen & cleaning fee 1,200 yen, and the guest stays for 2 nights...
Guest payment: 4000 yen × 2 nights + 1,200 yen = 9,200 yen
Agency fee: 4,000 yen × 2 nights × 20% + 1,200 yen = 2,800 yen

Owner's profit: 9,200 yen - 2,800 yen = 6,400 yen for 2 nights.
* However, Airbnb will deduct 3% from the guest payment amount as a settlement fee, so the owner's actual revenue will be -276 yen (= 9,200 yen × 3%). In this case, owner's revenue is 6,124 yen.
Service Delivery Process

1. Consultation
We will answer your inquiries about real estate investment and explain the current situation regarding private lodging management and provide management simulations based on our operating experience.
2. Private lodging preparation
We will prepare room interiors and house rules suitable for running a private lodging, taking into account the wishes of our customers. We will also introduce you to local cleaning staff.
3. Private lodging site registration
We will register your listing on the private lodging website (Airbnb).
4. Start private lodging operations
We will start operating a private lodging business. We will respond to your requests at any time with full coverage.
